I'm A New Agent, How Can I Be Sure I'm Getting The ... - Realtor.com

Q: Hi, I am a new real estate agent and I really struggling to learn this. The problem is I don?t know if it is me or my manager. We wrote a contract today and she didn?t proof read before she sent it home with the client. I feel like she has the idea that I will learn as I go. Is this standard training for the industry? She didn?t even tell me what paperwork I should bring to the office for an offer. What should I do?

A: I think it depends on what office you go with. That is why it is important for you to interview offices as well as them interviewing you. Particularily because you are new to the industry and you need a bit more training and someone that will be there for you. I work for Coldwell Banker and the reason I stay with them, even with others trying to recuit me is because of their on going training programs, the support I get from my own office and also from headquaters. I went through a training program after I was licensed but before I started working at an office. It was a hands on training, the nuts and bolts about writing up contracts, entering listings, etc. You may want to interview other offices if you do not feel you are getting the support that works for you..

If you are saying that you wrote a contract for your client and were uncomfortable in how you drafted it or which additional forms may have been needed, why didn?t you ask your manager to review it?

If you are uncertain as to the proper forms to use or how best to draft them, you need to be proactive and ask your supervisor for assistance. It is the responsibility of the supervising broker to train you. Many large offices have staff for training; smaller offices usually don?t and rely upon the broker.

But the most important message here is that you have a responsibility to your client first. If you feel that you might have been missing something that could hurt your client, go to your supervising broker with your copy of the drafted documents and have it reviewed.

Then, ask for time with your supervising broker to go over all the forms and how best to draft them. Develop a good relationship with your supervising broker and don?t ever be afraid to step forward and ask. It is for your own good?.and for the good of your clients.

A: It is scary the lack of training that agents get on paperwork that amounts to a major financial obligation for both parties. You are right to be concerned. Is there a class you can take at your local real estate board or another agent that would take some time to mentor you? We have a booklet here in PA that goes over the provisions in the agreement of sale line by line to help the parties understand them. Maybe there is something like that where you practice? What the public does not recognize is the huge degree of liability agents have. Early training is very important. I recommend you talk to your broker about training and support, and if you are not satisfied, talk to other companies.

A: Generally the manager wants to make sure all the proper documents are included in an offer. Does your office have a check list for you to follow if so, use that as a guide line? Ask a seasoned agent to mentor you and offer the seasoned agent a small agreed % when the deal closes.

A: Go to an office where they have a mentoring program and are willing to teach you the basics of what you need to know. You will split your commission with your mentor for the first few deals and you will learn the right way to do things.

A: I would join a company that has good training. Each company is different. Not all agencies have a walk you through everything approach. Real Estate is known for throwing agents in the ring without any training. I would find a seasoned agent, and shadow them for a year as well.

A: Each office is different but your manager should be giving you more training. Maybe you should hook up with another experienced agent and offer to give them a piece of your commission for training. Or you can start out as an assistant to an experienced agent.
